When getting your first home appraisal you may be a bit concerned about how long it will take to get your results back. This can be a nuisance if you are trying to juggle deadlines when it comes to selling your house. You have no reason to fret though, because the good news is that the home appraisal timeframe is actually not long at all.
The Steps of a Home Appraisal
Every home appraisal consists of the same process. This process can be faster depending on the quality of the appraisal service you choose to work with.
1. Appraisal Order
First is the appraisal order. This is when you contact an appraisal service and make a request for a property inspection. It will normally take around 2 days for this request to be fulfilled and then the appraisal schedule will be set.
2. The Actual Appraisal
The next step that will effect the timeframe on the appraisal is, well, the home appraisal itself. This is when a certified house appraiser comes to your property and examines your home inside and out. Normally, this process takes about an hour, but it may be much shorter, or much longer depending on the size of your house and property. Learn more about avoiding a low appraisal here. Home appraisals have been known to take as little as 15 minutes or as long as 4 hours.
3. Property Comparison
The next step involves a house comparison. Acquiring an accurate house appraisal always involves comparing it to other homes for sale in the vicinity. This process is typically quite short when handled by a certified expert. You should expect it to take less than half an hour to complete.
4. The Actual Report
The last step is the compiling of the appraisal report itself. When it comes to how long for a home appraisal to take, this is the longest part. It is also the most important part of the home appraisal process because it takes into consideration all external and internal factors of your home, such as lot size, square footage and recent renovations.
It often takes about a week to complete and receive your home appraisal report after the initial inspection, but the range is generally around 2 to 10 days.
The Home Appraisal Timeframe
Adding up all of the steps here, the appraisal order, the actual appraisal, comparing other properties, and then the report write up will give us a good appraisal timeframe here. So in total, from the beginning of submitting an appraisal request to the very end of the process when you receive your report, it should take about 2 weeks. Give, or take.
The timing of a home appraisal can be quite important. A couple of weeks may not seem too long but depending on the time of year, it could make the difference between selling your home during a slow season versus a competitive one.
